Hollywood Shut Down Waverly Place. Here's Why Madison Keeps Getting Picked.
A film crew closed a downtown street on Tuesday and I happened to be standing on it. Location scouts and homebuyers are looking for the same thing. They just fill out different paperwork.
I Was Standing on Waverly Place
Tuesday morning, downtown Madison. Waverly Place was closed off with water-filled barriers stamped MADISON, crew tables along the sidewalk, a box truck outside Bottle Hill Tavern. I said it out loud, on camera: another day in Madison, New Jersey, and we're at a film shoot. God knows who they're shooting today.
Shop Morris County answered the next day. A crew was filming at Forum Coffee, 1 Waverly Place at the corner of Main, for a Nicole Kidman project. The production has not confirmed the title. It is reported to be “Discretion,” an eight-episode Paramount+ series created by author Chandler Baker, with Elle Fanning, Josh Lucas, Stephan James and Colton Ryan, shooting in New York and New Jersey since August and slated for 2027. Until the production says so, it stays “reported.” Parking near Waverly and Main was restricted, the part most of Madison noticed.

Why Productions Keep Picking These Towns
A location scout wants a downtown that reads as a real town on camera. Brick storefronts. A train station at the end of Main. Sidewalks people use. A street you can barricade for a day. Madison has all of it. So do Chatham and Summit, which is why the cameras keep coming back.
A buyer wants the same list plus three items: the Midtown Direct into Penn Station, the schools, and the housing stock, older homes on real lots with the occasional tear-down a builder has already noticed.
I was a Realtor before I spent thirty years in mortgages, and in my opinion the towns that photograph well are the towns that hold value well, for the same reason: they were built to be walked, not driven through. A film crew is just loud confirmation of something the market worked out long ago.
What “Discovered” Does to a Housing Market
My opinion, since nobody has numbers on one day of filming: a shoot does not move prices. Attention does, over years. When a town keeps showing up on screen, more people put it on their search. More searchers, same number of houses. Inventory here was thin before the cameras arrived, and a historic district cannot add lots. Demand goes up, supply cannot, and you know the rest.
The question is not whether Hollywood likes Madison. It's what you do with a town other people have noticed.
None of that is a prediction; prices go up and down, in Madison as anywhere. But if you own in one of these towns, or want to, three moves are worth knowing.
Three Moves When Your Town Gets Discovered
In a town with no new subdivisions, the tear-down is the new construction. A construction-to-permanent loan finances the lot, the build and the permanent mortgage in one closing: a new house on an old street, without paying for somebody else's renovation.
If you've owned in Madison, Chatham or Summit for a decade, the house has done work for you. Whether that equity should fund an addition, a second property, or stay put depends on your numbers, not the town's. That's a conversation, not a post.
In a thin-inventory town the good house is gone in a weekend. The buyer who wins had the file reviewed before the open house, not after. Pre-approval is not a formality here. It is the offer.

Morristown Medical Center and Overlook in Summit are both a short drive from Waverly Place. An attending or fellow with a signed contract, student debt and complex income is a normal physician-loan file, and a headache for a lender who does not write them. Relocating for either hospital?
